Downtown St. Louis Construction Update: Gateway South, Downtown West, The Victor and Lofts at 1 Thousand 

With roots in downtown St. Louis, Anders is always keeping an eye on the latest developments in the city of St. Louis. Below, we dive into a few exciting new additions to the city, including the planned Gateway South development, the renovations of the Lofts at 1 Thousand, the AHM Downtown West project and the new Trivers office under construction at the Victor. 

New Developments in St. Louis City 

Gateway South Development 

St. Louis-based developer Good Developments Group, partnering with Millstone Cos. President Robert Millstone, is developing Gateway South, a project encompassing an estimated 100 acres downtown and in the Kosciusko neighborhoods along the Mississippi. In a nod to Laclede’s Landing just to the north, the area has its own unofficial nickname: Chouteau’s Landing. The project, which is expected to cost approximately $1.2 billion to complete, has met city requirements for the financing of its $200 million first phase.  

The project’s beginning phase would center around the historic and vacant Crunden-Martin factory at 760 S. Second St., creating a new construction-focused manufacturing site that would take up more than a full city block. The concept behind the project is to transform the neighborhood into an incubator that produces modular construction parts, streamlining the building process to make housing and other projects more affordable. The project has been granted state and federal historic tax credits in addition to state Brownfield tax credits. The developer projects a 2026 date of operation. 

AHM Downtown West Project 

The AHM Group is embarking on a series of major development projects. The Downtown West project is located a block north of CityPark, home to the St. Louis City SC stadium, on Washington and Locust. This project marks the first new-construction residential project in the Downtown West neighborhood in decades. Ultimately, the project will construct two buildings at 2100 Washington and 2151 Locust. The plan also calls for the renovation of 2109 Locust, which is currently vacant, into 44 residential units. 2101 Locust will be renovated into approximately 35,000 square feet of office space. 

The project’s initial phase will include the construction of a parking garage. At a later date, AHM Group will also add a 29-story mass-timber residential tower at 21st and Locust. Once constructed, it will be the world’s tallest mass-timber hybrid building. Trivers and Milwaukee-based architects Korb and Associates will work on that component, while Arcturis will manage the 2100 Washington and 2151 Locust builds.  

New Renovations in Downtown St. Louis

Trivers Office at The Victor: 

Trivers, one of the largest architecture firms in St. Louis, is moving its office to a new ground-floor space at The Victor apartment complex. The Victor is a $30 million renovation of the historic Butler Bros. warehouse completed last year. In May Trivers completed the move to its new home from its longtime office in the Broadway Tower at 100 N. Broadway, where it had been located since 1995. The Victor opened its first phase in June 2023 and the 735,000 square-foot building is home to 384 apartments and a slew of amenities, including a rooftop terrace and pool, dog park, bar, pickleball court, courtyard and a fitness center.   

Renovation of the Lofts at 1 Thousand: 

Acquired in 2023 by Oliver Properties for $18.75 million, the Lofts at 1 Thousand will undergo a dramatic renovation and reinvigoration project with a capital expenditure plan of $7.5 million. The project will include extensive unit upgrades for the building’s 213 apartments, the addition of lifestyle amenities and a reinvigoration plan for the four ground-level commercial spaces. Amenities detailed in the development plan include renovations to the grand lobby, a social events and game room as well as a cafe. Fitness amenities will undergo an update to include a dedicated spa room. The rooftop area will also be enhanced to support premium resident and community networking events.
